Start with price, not memory
Every top-dollar sale starts the same way: a price built from recent closed sales near you, adjusted for condition, updates, lot, and timing. In Eugene’s latest year-end reading, homes sold at about 95.4% of list on average and a majority spent 30 or more days on market. That is the market telling you the opening price decides the outcome.
Most of a home’s showing traffic arrives in the first two weeks. An honest, defensible price captures that traffic while it is strongest. An overpriced opening burns it, and the eventual price cut lands below where a right start would have landed. Price from the market, not from memory, and hold the line with evidence.
