The biggest story of the past five years is how much equity built up. Eugene’s median sale price rose from about $352,000 in 2020 to $420,000 in 2021, and held above $467,000 for full-year 2025. Salem followed a similar arc. The market today is calmer, not collapsed.

Reading 01
Owners who bought before 2021 likely hold meaningful equity. That equity is what turns a sale into your next home, a down payment gift, or retirement security.
Reading 02
At roughly 1.9 months of inventory in Lane County, there are far fewer homes to choose from than in a balanced market. Serious buyers still surface for the right house.
Reading 03
Citywide medians smooth over neighborhoods, condition, and timing. Your home is measured against your street, your updates, and the buyers looking right now.
Fig. 10 · Where the market stands
Three numbers matter most to a seller: how many homes are for sale, how long they take to sell, and how close final prices land to asking. Here is where each stood in the latest published readings.
| Measure | Figure | What it tells a seller |
|---|---|---|
| Lane County months of inventory | 1.9 mo | Comparatively few homes for sale; well-priced homes still draw attention. |
| Eugene sale-to-list ratio | 95.4% | Buyers negotiate below list; the starting price has to be real. |
| Springfield sale-to-list, recent snapshot | 97.4% | The right first price still wins the showing calendar. |
| Salem average days on market, 2025 | 54.5 days | Plan on a marketing window of roughly two months. |
| Corvallis average days on market, 2025 | 58.5 days | A balanced pace, not a slow one, for well-priced homes. |
| Salem months of supply, 2025 | 3.7 mo | Buyers have options, which makes your edge pricing plus presentation. |

What it means for your sale
Final sale prices in Eugene averaged about 95.4% of list in the latest year-end reading, and a majority of sold homes spent 30+ days on market. That is not a story about a bad market; it is a story about starting prices. Homes that open at a defensible number photograph better, show better, and attract the buyers who actually close.
My job is to tell you what your home will really sell for, then build the preparation plan that gets you to the top of that range. That starts with a current comparative market analysis on your address, not a citywide median.
